TropicBay Properties is a full-service operator of short-term-rental resort villas across Southeast Asia and the United States — we acquire under-managed assets, run dynamic pricing and on-the-ground operations from a single playbook, and list the live inventory on Airbnb, VRBO, and Booking.com. On the capital side we sell LP-side yield against the same operating model: targeted 8–12% net yield, single-LP tickets, quarterly distributions, and every villa in the portfolio bookable direct.

We do not run a vacation-rental platform. We run an operating company. Every property is acquired below market underwritten yield, professionally renovated where needed, listed across Airbnb and adjacent booking channels, and maintained by an in-region operations team. The cap-ex, the housekeeping, the pricing model, and the guest communication all sit on a single playbook — so the yield is reproducible.
On the capital side, we operate a transparent LP program: targeted 8–12% modeled net yield, single-LP tickets from $50K, quarterly distributions, a public-facing portal. Every quarterly statement is reconciled against actuals — no modeled-only numbers.
On the stay side, every villa in our portfolio can be booked direct — no platform middlemen, no surprise fees, no mass-market inventory. Guests stay in a villa we actually operate.
Capital disciplined
Each acquisition is underwritten to net yield bands before we open a round. Capital partners fund the deal; our team runs the operating company.

Foundation
TropicBay Properties was founded in Singapore to systematize the acquisition and operation of under-managed resort villas across the SE Asia corridor.
2025
For Investors launches
The first LP cohort underwrote three flagship acquisitions (Koh Samui, Da Nang, Sonoma). The investor portal and quarterly distribution cadence come online.
2026
US cluster opens
The portfolio expands to the United States — Malibu and Sonoma — replicating the SE Asia operating playbook on US houses at scale.
